Also in [bg](https://buildcolab.com/user-guide). ## How it works - **Bid — Prepare the bid on the BOQ.** Import the bill of quantities from Excel with AI column recognition — or together with ready-made resource analyses — and prepare the bid for the client. - **Analysis — Price items with resource analyses and templates.** Break every unit price down into materials, labour, machinery and services. When an item matches one of your templates in meaning (over 90%), BuildColab suggests it and you apply the analysis in one click instead of building it from scratch. Each template keeps the price history from your earlier projects. - **Budget — Use the priced BOQ as the basis for the budget.** Organize the budget by items and categories and start RFQs, reports and change orders from it. - **Contract — Link contracts to the budget.** Track contracts with your subcontractors, their versions and change orders in the context of the project. - **Schedule — Plan the work along the budget lines.** Build the schedule structure yourself, independent of the BOQ, or import it from MS Project. Then link the budget lines to it — merged or split into grouped tasks, however suits you. Track dependencies, progress and the critical path, generate a contracting schedule and export the schedule back to MS Project. - **Reports — Generate resource reports from the schedule.** Generate cash flow, materials, labour, machinery and services reports from the schedule — by month, calculated from the resource analyses. Group by structure, by task or by resource, show quantities, values or both, and export the report. - **Execution — Report execution and track the budget.** Report completed quantities with execution reports for each contract — with review, a counter-proposal or approval. The report register gives a clear overview of the whole project by contract and subcontractor, and the financial dashboard shows at a glance how the budget is being executed and what the actual costs are. ## BORO AI assistant BORO works with the data in BuildColab: BOQs, bids, schedules, contracts, reports, files and finances. Ask it in plain language or hand it a task — changes are made only with your approval. - **Answers questions about your project.** Summarizes costs by discipline, compares bids and spots schedule delays. - **Carries out tasks with your approval.** Creates BOQ items, builds schedules, fills in reports and responds to RFQs. - **Reads your files.** Excel, Word, PDF, photos and quantities from BIM models — including files attached directly in the chat. - **Prices from your own history.** Suggests the closest template with a % match and applies analyses and prices from previous bids. - **Remembers how your company works.** Personal, company and project memory, plus skills tuned to your processes. - **Works in the background.** Longer tasks run in the background, and BORO asks you when it needs a decision or an approval. - Every action that changes data requires your approval. - Admins decide which tools are allowed and can see an action log. - Usage is measured in AI credits included in your plan, with the option to top up. - **MCP.** Connect BuildColab to Claude, ChatGPT or Gemini via MCP and ask about your projects straight from your favorite AI tool — signing in with your own account. - **AI meeting minutes.** BuildColab turns the meeting recording into a summary, decisions and suggested tasks for the project board, which you review before they are created. (Bulgarian and English · Recording starts after you confirm that attendees have been informed) ## File manager - **All project documentation — in BuildColab.** Every project has a built-in file manager: organise drawings, contracts, minutes and photos in a folder tree that matches how your team works. Each participant sees only the folders and files shared with them. - **Word and Excel — right in the browser.** Open and edit DOCX and XLSX files without downloading them. Every save creates a new version, and comments are attached to specific text or a cell. - **Drawings and BIM models without installed software.** RVT, DWG, IFC, NWD and other formats open in the browser — with measuring and section tools. Place a pin on the model and mention the colleague the comment is for. - **Everyone looks at the same — latest — version.** Upload a new version of the same file and the history is kept automatically. By default everyone opens the latest version, while earlier ones stay available to view and restore. - **Sharing with the team, subcontractors and partners.** Share files or whole folders with colleagues and with partner companies on the project. Permissions are set for each person, and new files in the folder inherit the access. ## Pricing All prices in EUR, excluding VAT. Billed annually. Yes. BuildColab imports both bills of quantities and priced BOQs with unit prices from Excel, with AI recognition of the columns and structure. You price the bill of quantities into a bid, which then becomes the basis of the budget. ### Do all participants see the same information? Participants work in a shared project with assigned access permissions. Everyone sees the information according to the access they have been given. ### Where is my data stored and who can see it? Your project data and files are stored on Google Cloud in the European Union and, within BuildColab, are visible only to the people you give access to. The providers that help us run the platform process them only to deliver the service. Details on the Security page. ### What does the BORO AI assistant do, and who controls the changes? BORO answers questions about the data in the project and can prepare changes — for example BOQ items or quantities in an execution report. Every change to data requires your approval, and admins decide which tools are allowed. Usage is measured in AI credits included in your plan. ### Do I need AutoCAD or Revit to view the drawings? No. DWG, RVT, IFC, NWD and other formats open directly in the browser, and Word and Excel files can be edited online. ### What will I see in the demo? We will walk through a real construction scenario — from BOQ and bidding to budget, schedule and execution reports. We will discuss how the process shown relates to your work. ### Where can I see the prices? Take a look at the Pricing page. During the demo we can also discuss your questions about working with the platform. ## Contact - Email: office@buildcolab.com - Phone: +359 88 479 7440 - Address: Usta Kolio Ficheto 25A, Varna, Bulgaria - Book a demo: https://calendly.com/nikolay-iliev2002/60min - Founders: Nikolay Iliev (CEO and Co-Founder), Georgi Obretenov (CTO and Co-Founder) ## User guide - [Getting started](https://buildcolab.com/en/user-guide/getting-started): BuildColab is one platform for the whole life of a construction project: the bill of quantities (BoQ), offer requests and offers, contracts and change orders, payment applications, the construction… - [Create an account and sign in](https://buildcolab.com/en/user-guide/account): A BuildColab account is personal: one e-mail address and one password for one person.
