What the construction schedule is

The construction schedule (Строителен график) is the time plan of a project. It answers three questions: when each piece of work is done, in which order, and how far it has progressed. In BuildColab the schedule is never a separate document typed from scratch. It always belongs to one BoQ version, so its rows are the BoQ positions you already priced, with their quantities, units and prices.

Because the schedule knows quantities and prices, BuildColab can turn it into money and resources over time: a cash-flow report by week, month, quarter or year, material, labor, machinery and services reports, and a pricing report for any date range. When the project is contracted further down the chain, the main contractor's schedule (the master schedule) is published to each subcontractor as a read-only slice of its own scope.

Key concepts

TermMeaning
Schedule (График)The dated plan of one BoQ version. A BoQ version holds at most one schedule. A new BoQ version gets a new schedule, which you can carry over from the previous one.
Schedule versionA schedule moves through versions 1, 2, 3… Each version is either Draft (Чернова, editable) or Final (Финална, locked baseline). Locking freezes the version; the next edit starts a new draft.
Category (Категория)A folder bar that groups rows, for example a building, a floor or a trade. Its dates and progress are computed from the rows inside it.
Group task (Групирана задача)One bar that bundles several BoQ positions done together as one activity, for example "Formwork, rebar and concrete of slab +3.00". A group task cannot contain another group task.
Task (Задача)A row linked to a BoQ position, or to part of its quantity.
Milestone (Етапна цел)A key date with no duration, drawn as a diamond ◆, for example a permit, a handover or the acceptance of the works. A milestone is always a top-level row.
Dependency (Зависимост)A link between two rows: Finish → Start, Start → Start, Finish → Finish or Start → Finish, with an optional lag in working days.
Distribution (Разпределение)How much of a BoQ position's quantity a schedule row carries: Full, Quantity, Left quantity, Percent or Manual. Planned quantities, values and reports are computed from it.
Master scheduleA schedule created by the company that created the project. Locking it is called Publish (Публикувай) and also sends slices to subcontractors.
Slice (Срез)A read-only copy of the part of the master schedule that a subcontractor signed a contract for. The subcontractor can still report progress on it.
Work calendarThe project's working weekdays and non-working dates. Every duration and lag in the schedule is counted in working days of this calendar.

How to open the schedule

There are three ways into the construction schedule of a project:

  • Project sidebar. The entry Construction schedule (Строителен график) appears in the execution block of the project sidebar once the project is in the execution phase. It opens the schedule of your company's budget list for the project — the list the sidebar calls Budget (Бюджет) for an investor and Contract with client (Договор с възложител) for a contractor or subcontractor.
  • Project page. The Construction schedule (Строителен график) card on the project page opens the same schedule. Before the execution phase this card is the way in.
  • From a BoQ. Open an offer or a budget, then click Schedule (График) in the Related (Свързани) group of the BoQ action bar. This opens the schedule of exactly that BoQ, so use it when a project has several lists. Other list types (contracts, change-order drafts, received requests) do not show the button.

If your company has no budget list in the project yet, the sidebar entry shows "No bills of quantities available" (Няма налични количествено стойностни сметки). If the BoQ version has no schedule yet, the page shows "No schedule exists yet" (Няма съществуващ график) and the Create Schedule (Създай график) button. See Creating a schedule.

  1. The Construction schedule (Строителен график) entry in the execution block of the project sidebar opens the schedule of your budget list.
  2. The header shows the name of the BoQ the schedule belongs to and the title Construction schedule.
  3. The Critical path (Критичен път) switch highlights the tasks that would delay the end of the project if they slip.
  4. The toolbar holds Lock (Заключи) or Publish (Публикувай), History (История), Reports (Справки), Export to MS Project (.xml), Work calendar (Работен график) and Schedule structure (Структура на графика).
  5. The Budget Lines (Бюджетни линии) table lists categories, group tasks, tasks and milestones with their dates, duration, dependencies and % Done (Изп. %).
  6. The timeline draws each row as a bar; the filled part of a bar is the reported progress.

Typical sequence

  1. Check the project's working days and holidays before you enter dates, because all durations are counted in working days. See Working days and holidays.
  2. Create the schedule of the budget (or offer) BoQ: copy the BoQ structure, build your own structure, import an MS Project file, or carry over the schedule of the previous BoQ version. See Creating a schedule.
  3. Arrange the structure: categories, group tasks and milestones, and which BoQ positions go where. See Structure: categories, groups, tasks, milestones.
  4. Link every BoQ position and decide how its quantity is distributed between rows; check the BoQ coverage. For an imported MS Project file, let BORO propose the matches. See Linking the BoQ: distribution and matching.
  5. Set dates and durations and link the tasks with dependencies in the Gantt view. See Gantt view and dependencies.
  6. Lock the plan as a baseline. On a master schedule this is Publish, which also sends slices to subcontractors with an active contract. See Versions, locking and comparing and Publishing to subcontractors (slices).
  7. During execution, report percent complete on each task. See Reporting progress.
  8. Use the reports for cash flow, resources and the pricing report of any period. See Pricing report and schedule cash flow.

What the schedule connects to

  • BoQ. Quantities, units and prices come from the BoQ. When the BoQ changes, the schedule synchronizes: deleted positions leave the schedule, and quantity changes either rescale the rows or ask you to redistribute them.
  • Work calendar. Working weekdays and non-working dates of the project; changing them recalculates the dates of the project's schedules.
  • Reports. Cash flow, quantities, materials, labor, machinery and services by period, plus the pricing report. See also Reports and Cash flow.
  • Contracts. A signed contract with a subcontractor on the platform makes that subcontractor receive a slice of the master schedule.
  • Contracting schedule. Linked schedule activities give contracting packages their start on site. See Contracting schedule and packages.
  • BORO. The AI assistant can read, build and change the schedule, match an imported schedule to the BoQ, compare versions and show the progress history of a task. In the BORO panel every change goes through an approval card by default. See What BORO can do.

Common questions

Why don't I see "Construction schedule" in the project sidebar?

The sidebar entry appears only while the project is in the Execution (Изпълнение) phase. If your role lacks the Schedule (График) permission or your company's plan does not include it, the entry shows a padlock. Before execution, open the schedule from the Construction schedule card on the project page or with the Schedule (График) button of an offer or budget BoQ.

Why is the Schedule button missing on my BoQ?

The Schedule (График) button is offered only on offers and budgets. Contracts, change-order drafts and received offer requests do not have their own schedule button. The button also needs the Schedule (График) permission at View in your company role; the project sidebar entry Construction schedule checks your project-level permission instead.

Can a project have more than one schedule?

Yes, one per BoQ version. An offer and a budget each have their own schedule, and every new version of a BoQ starts a new schedule. Within one schedule you keep a version history of locked baselines.

Is the schedule available on the Free plan?

No. The Schedule permission is part of the paid plans (Starter, Professional, Business, Enterprise) and of the trial. See Subscription, plans and billing.

What does "Schedule is not available in this environment" mean?

The schedule module is switched off on the server you are using. Contact BuildColab support.

What does "You do not have access to the schedule for this BOQ list" mean?

The BoQ belongs to another company, or your role lacks the Schedule permission. Ask your company administrator to check your role. See Roles.

Do I have to set the work calendar first?

It is strongly recommended. Durations and lags are counted in working days, so changing the working week later moves end dates. Only the company that created the project can change the calendar. See Working days and holidays.

Can BORO build the schedule for me?

Yes. BORO can create the schedule, categories, group tasks, milestones and dependencies, set dates, report progress, lock the schedule and export it. In the BORO panel you approve each change on an approval card by default. See What BORO can do.
