Resource analysis or direct price

Every BoQ position is priced in one of two ways:

• Resource analysis — a full breakdown of the unit price into materials, labor, machinery and services, with additional costs and profit. Use it when you need to know and defend where the price comes from.
• Direct price — you type the unit price in the Unit price cell of the BoQ editor. BuildColab then replaces the analysis with a single "Unit price" line, with no add-ons and 0% profit. Any earlier breakdown is removed from the current version. See Working in the BoQ editor.

Shared analyses: identical positions are priced together

Within one BoQ, positions with the same description, unit and note point to one shared resource analysis. Changing it reprices every one of them at once. This is deliberate: the same work in the same BoQ should have the same price. To give a position its own analysis, change its description (choose Rename only this item when asked) or its note. Sharing works only inside one BoQ, never across BoQs.

When Include categories is switched off in Controls, the panel shows Location in the structure (Местоположение в структурата) — the path from the BoQ root to the position — and, for a shared position, Found in {n} locations (Намерена в {n} локации) with one path per place.

How to open the resource analysis panel

1. Open a BoQ in the editor.
2. Tick the checkbox of one position. The panel Resource analysis (Ресурсен анализ) opens on the right. There is no separate button: selecting a row opens it.
3. Tick several positions or a whole category to get the read-only summary Report (Справка) instead.
4. Close the panel with ×. This only hides it; your selection stays. The panel comes back with your next selection (on a narrow screen, only with a new selection).

The panel does not open when: the BoQ is quantity-only (an offer-request base), the offer-requests panel is open, a selection mode is active, the Contract with a contractor dialog is open, or you lack Resource analysis at View (a permission message explains why). The panel is read-only when you view an old version, on the accepted budget, without Edit permission, while you preview a historical analysis, and in Report mode.

Parts of the panel

1. The ticked position in the BoQ grid.
2. The Complete and Export buttons.
3. The position card with UoM, Quantity, Total value and the highlighted Unit price.
4. The Analysis template section.
5. The cost summary: Direct costs, Add. costs % and Value, Total, and the Profit row with the unit price.
6. The Materials section header with its value and the + button (click the header to show the resource rows).
7. The table / list view switch in the Resources header.

How the Value of a resource row is calculated:

• Material: price × consumption rate × (1 + DSC% ÷ 100) × AC
• Labor: hourly rate × consumption rate × AC
• Machinery: daily rate × consumption rate × AC
• Service: price × consumption rate × AC

How to add a material

1. In the resource analysis panel, click + on the Materials (Материали) section. A new editable row appears.
2. In Name, type in "Search for material..." (Търсене на материал...). Results from your company library appear with a match percentage; the search compares meaning, so slightly different wording still finds the item.
3. Pick a result. The name and unit fill in and the cursor jumps to the consumption rate. The price is not pre-filled.
4. If nothing fits, choose + Add material (+ Добави материал). In the dialog Create nomenclature (Създай номенклатура), check Nomenclature name and pick the Unit of measure, then click Create (Създай). The material is added to the company library and selected.
5. Fill in CR, Price, DSC % and AC. Value recalculates as you type.
6. Click the green save button below the row or press Enter. Esc or the red ✗ cancels.

A material must come from the library: typing a name without picking gives "Please select a material from the list or create a new one." The same material can appear only once in one analysis; adding it twice fails with "An error occurred while creating the material resource". If a field is invalid, the box Please correct the following errors lists every problem. On success: Resource created successfully (Успешно създаден ресурс).

How to add labor, machinery and services

• Labour (Труд): click +, search your library labor items, or create one with + Add labour (+ Добави труд). The unit is fixed to m.h. Fill in CR (man-hours per unit of the position), the hourly Price and AC.
• Machinery (Механизация): click +, search your library machines, or create one with + Add machine (+ Добави машина); its dialog asks only for the name, because the unit is always m.d. Fill in CR (machine-days per unit), the daily Price and AC. Always pick the machine from the search list; a typed name that was not picked is rejected.
• Services (Услуги): click + and type the name directly — services use no library and have no unit and no DSC. Fill in CR (how many units of the service per unit of the position), Price and AC.

Save each row with the green button or Enter, exactly as for materials.

How to edit or delete a resource

1. In the resource analysis panel, click any cell of the resource row. The row becomes editable and the cursor goes to that cell. For materials, labor and machinery you can also replace the library item.
2. Change the values and save with the green button or Enter.

Esc, ✗ or a click outside the row cancels without saving. On success: Resource edited successfully.

To delete a resource, click the red bin on its row. It is deleted immediately: there is no confirmation and no undo; the previous state remains only in older locked versions. A service row that is the basis of an active line commitment in a subcontract cannot be deleted; you see only the generic error "An error occurred while deleting the resource".

Validation messages

Cost summary, additional costs and profit

The cost summary at the top of the resource analysis panel has one row per type (materials, labor, machinery, services) with Direct costs (sum of the type's resource values), Add. costs as a % and a Value, and the Total for the type. The Total row adds them up. The Profit: row has the profit %, "+ profit value", and in the last column the unit price "/ unit".

How to set additional costs or profit

1. Click into the % field of a type row (additional costs) or of the Profit: row. ✓ and ✗ appear.
2. Type the percentage. Empty means 0; negative values are refused.
3. Press Enter or ✓ to save; Esc or ✗ restores the old value.

Additional costs (доп. разходи) are overheads such as site and general costs, set separately per resource type and applied to that type's direct costs. Profit is applied to the total of all costs. The unit price and every position that uses this analysis are recalculated immediately; there is no Recalculate button. Toasts: Additional costs updated successfully, Profit updated successfully. Worked example

Position "Floor tiles", 120 m². Resources per 1 m²: tiles 1.05 m² × 20.00 EUR with DSC 3% and AC 1.00 = 21.63; labor 0.6 m.h. × 15.00 EUR with AC 1.1 = 9.90. Additional costs: materials 0%, labor 50% = 4.95. Total costs = 21.63 + 9.90 + 4.95 = 36.48. Profit 10% = 3.648. Unit price = 40.13 EUR per m². Position value = 40.13 × 120 = 4,815.60 EUR.

Analysis status and the Complete button

Every analysis has a completion status, shown as a colored dot before the position description in an offer's BoQ (not on the budget and not in a received offer):

Click Complete in the resource analysis panel when the price is agreed and final. The button is shown for one position with Edit permission and is inactive when the latest version is locked, when the analysis is already completed or while it loads. Any later change — adding, editing or deleting a resource, changing a percentage, changing the unit price — puts the dot back to orange; press Complete again. There is no button to go back to "not started".

The Report (several positions)

When you tick several positions or a whole category, the panel becomes Report (Справка). It shows "{n} selected work items" and their Total value, and a summary weighted by each position's quantity:

• resources are grouped by library item, and the Qty (К-во) column shows consumption rate × position quantity added up;
• rates and AC are quantity-weighted averages;
• the additional-cost % and profit % shown are the effective weighted percentages, and the last column reads "summed".

You cannot add or change resources in the Report, and there is no template section, Complete or Export.

Table view and list view

Two icon buttons in the Resources (Ресурси) header switch between the table view (default, like a spreadsheet) and a compact list view with color per type (materials purple, labor orange, machinery dark blue, services green). In the list view, an empty section shows a button Add {type}. Your choice is saved in your user account and follows you to other devices.

Exporting one analysis to Excel

Click Export (Експорт) in the resource analysis panel of a single position to download Resource_Analysis.xlsx to your computer. Chrome and Edge ask where to save; other browsers download directly. The sheet has the title "UNIT PRICE BUILD-UP ANALYSIS" (АНАЛИЗ ЗА ОБРАЗУВАНЕ НА ЕДИНИЧНИТЕ ЦЕНИ), the position name, the columns No. according to the nomenclature, Official name, Unit, Consumption rate, Unit price, DSC %, Add. Coef., Amount, the material, machinery, labor and service rows, the additional-cost percentages, total direct costs, total additional costs, profit %, the final price and "Prepared by". Bold subtotal styling is applied when you export with the interface in Bulgarian. This file is not saved to the File Manager.

When the BoQ version is locked

If the BoQ's latest version is locked, any change in the resource analysis panel — adding, editing or deleting a resource, changing additional costs or profit, applying from history — first shows New version warning (Предупреждение за нова версия). Continue opens a new BoQ version and applies the change; Cancel drops it. The warning is skipped after Finish base on version 1 and on payment-application workspace lists. Assigning a template does not ask.

BORO and the resource analysis

BORO can read and edit analyses for you: add, change and delete resources (up to 20 actions at once), set additional costs and profit, apply analyses from template history (up to 15 positions at once), copy an analysis between positions and set the completion status. In the BORO panel each change waits for your approval by default (a company can set a tool to run without approval); AI tools connected through MCP show no approval card and, with write access, apply changes immediately.
